GRAND RAPIDS, Mich. -- ICCF Community Homes has announced the start of construction for a pair of three-story buildings in southeast Grand Rapids.
They will be located at opposite corners at the intersection of Madison Avenue and Adams Street. ICCF says they will include 45 new homes that will be rent to people with incomes at or below 80 percent of the Area Median Income.
There will be a community room located in the 1309 Madison building and a playground for neighbors to enjoy behind the building at 415 Adams. The construction project will last 16 months. To make way for that, the 51-year-old building at 1309 Madison will be demolished.

This development represents another significant step towards addressing the need for more affordable, locally-owned housing in our community.

Located across the street from one another, these buildings will include 45 new homes for households earning incomes at and below 80% of the area median income (AMI). There will be a community room located in the 1309 Madison building and a playground for neighbors to enjoy behind the building at 415 Adams.
Construction is estimated to last 16 months. Part of the construction will involve the demolition of the building located at 1309 Madison. This building has had a long and important legacy in the neighborhood. For 51 years it served as a grocery store, including a stint as Frank Thomas and Wilson Tate’s first Madison Food Center. After the Madison Food Center moved down the road, the building became a child day care center for another 17 years. During this time, it also shared its space with other programs, most notably the Majid Mohammad Mosque. The building has been vacant or used for storage since 2008.
Once these new homes are completed, they will be available to rent by eligible households. ICCF will work with community partners to ensure neighbors are aware of the rental opportunity and prepared when the wait list opens for applications.
