n Grand Rapids, the building at 111 Lyon St. is undergoing a significant transformation. Several floors of the former Fifth Third building are being converted from office space into 140 new apartments. Floors one through three will remain as office space, while floors four through ten are being redeveloped into residential units.
According to Sam Cummings, managing partner at CWD Real Estate Investment, the new apartments will feature one- and two-bedroom layouts, ranging from approximately 600 to 1,100 square feet. The smallest units will be around 600 square feet, offering a cozy living space with a galley kitchen.
The developers aim to start leasing the apartments by January 15, with a waiting list already in place. Rent is expected to range from $1,500 to over $2,000. Move-ins are planned for the end of May or the beginning of June.
The Residences at 111 Lyon will offer residents various amenities, including pickleball courts, exercise equipment, and a pool. The building, known for displaying the Fifth Third logo, is located in the heart of Grand Rapids and offers stunning views from its large windows. Cummings expressed his excitement about the project, stating, "To provide this kind of thing is incredibly gratifying."
